But a tour of the house hints at his reasons and illustrates the benefits of a round home.

First, there are fewer corners to clean. More significantly, the home's bowed walls and windows allow it sweeping views of the surrounding countryside and the Green Mountains of Vermont.

"This was clearly built this way to capitalize on the sunlight," says Caroline Eastman , the Kinderhook Group agent who's representing the listing.

Round homes have another benefit: energy efficiency. They have less exterior exposure per square interior foot than rectangular homes, cutting down on heat loss.

That helps explain the long popularity of round structures for human habitation, including teepees and yurts.

Paul Desrochers, owner of New Hampshire-based White Mountain Yurts , which sells the homes to buyers across the Northeast, says round structures also perform better in storms, making them ideal for hilltops or hurricane zones.

"The wind goes right around them," he says.

Of course, you can find round (or nearly round) buildings across the region -- from the famously circular barn at the Hancock Shaker Village near Pittsfield, Mass., to the sixteen-sided Nott Memorial at the center of the Union College campus in Schenectady.

Still, a drive down any suburban street -- even a cul-de-sac -- will make it clear that the circle is not the shape of choice when it comes to home construction.
