Garage door upgrade adds value, allure
If you’re hunting for a home-improvement project that reaps rewards, consider upgrading the front door. Either of them.</p><p>The true front door for three in four American households is through the garage. The residential facade focal point was added to Remodeling magazine’s most recent Cost vs. Value report, now in its 24th year. The annual study analyzes construction, appraiser and Realtor data from cities across the country. </p><p>A midrange garage door replacement ranked second nationally and in the Kansas City area in return on investment. Only a front entry door upgrade placed higher.</p><p>“They are among the least-expensive projects in the survey, and they improve curb appeal in a way that can affect a potential buyer’s first impression and, consequently, a home’s resale value,” says the 2010-11 report (www.costvs value.com).</p><p>The percent of costs recouped on a new $1,291, 16-by-7-foot single-layer embossed steel door with two coats of baked-on paint, including installation and disposal of the old one: 84 percent. Compared with the ever-popular kitchen overhaul (69 percent for a $58,367 project) or bathroom upgrade (64 percent for a $16,634 job), a new garage door offers more bang for your buck.</p><p>Steel is still the material of choice because of its low maintenance and cost, say industry insiders. But consumers in recent years have shifted away from traditional garage doors to materials and finishes that add character to their houses.</p><p>“The steel carriage-house style with wrought-iron-like latches and straps and the look of tongue-and-groove boards is the most popular,” says Brad Smith, residential operations manager for Overhead Door of Kansas City, which has showrooms in North Kansas City, Blue Springs and Overland Park. “They’re typically painted to match the body color of the house.”</p><p>Colonial-style garage doors with rows of windows as well as ranch-paneled also are top sellers, says Rick Still, millwork sales specialist at Lowe’s in south Kansas City. “Refined rustic” is the term Susan Conge, interior designer at Home Depot in Liberty, uses to describe the look du jour in garage-door couture.</p><p>“It’s an easy, relatively inexpensive way to change the entire look of a house,” Conge says. “Let’s face it, we love our vehicles, and garages can take up as much as two-thirds of the front of the house.”</p><p>Conge, who has worked at the home-improvement store since the early 1990s, has seen garage doors evolve from strictly utilitarian to an architectural banquet of choices.</p><p>“I’m a fan of all the window styles available,” says Conge, who suggests coordinating garage-door windows with the style of the entry door. “There are tinted windows, removable windows, arches and squares. There are even art deco-style windows.”</p><p>Even entire glass garage doors framed in aluminum are catching attention on the residential garage door scene. The glass can be transparent, opaque, reeded, frosted or tinted, and the aluminum finishes come in 197 powder-coated colors, says Kevin Jones, director of brand management for Overhead Door, headquartered in Lewisville, Texas.</p><p>“It is a dramatic look, especially when it’s lit up,” Jones says. “It’s modern, something that looks a little more California.”</p><p>Gino and Paetra Serra of Kansas City were ahead of the trend. More than five years ago they bought a glass-and-aluminum door for the detached garage of their Brookside home. The couple gleaned the idea from the large-scale doors at fire stations and sought a commercial door because residential glass garage doors weren’t readily available at the time.</p><p>“It’s been practical for this house,” says Gino Serra. “It visually expands our shallow yard, drawing your eye all the way back to the property line.”</p><p>What about cleaning all that glass? Serra shrugs. You wash the garage as often as you wash the windows on your house, he says, because the glass doesn’t show much grime.</p><p>The clear glass does force the family to keep the garage clean because neighbors can see inside. “We use it just for our cars, not as storage,” Serra says. A separate garage with a sliding wooden barn door contains bicycles, tools and typical garage gear. With just a little shuffling, both garages — with their unusual doors open — can double as chic outdoor spaces.</p><p>But having a glass garage door has a few downsides. A tail light has yellowed from ultraviolet rays that filter into the garage. And when a spring breaks, a few friends are needed to open the door because the glass is heavy.</p><p>Still, the Serras would choose a glass garage door again. They get frequent compliments, including from a Prairie Village man who subsequently invested in a glass garage door so his Ducati motorcycles could be on display.</p><p><strong><span class="infobox-head">HOW TO CHOOSE A DOOR </span></strong></p><p><strong>Size </strong></p><p>Measure your garage opening: 8-by-7, 9-by-7 and 16-by-7 feet are standard sizes and will help gauge price comparisons.</p><p><strong>Style</strong></p><p>Most manufacturers and stores have online visualization tools that allow you to upload an exterior picture of your home and see how door styles would look. A lower-tech trick is printing out pictures of garage doors, cutting them out and standing safely across the street, holding the cutouts up to your garage to see what works best with your house.</p><p><strong>Insulation</strong></p><p>The thicker the insulation and higher the R-value, the more it reduces noise and protects against the heat and the cold, reducing utility costs. This is important on attached garages, especially those with living space above them. Also, insulation adds durability against scratches and dents. </p><p><strong>Storm-resistance</strong></p><p>During tornadoes and extreme winds, houses with an attached garage can literally blow apart if they’re outfitted with flimsy garage doors. Experts say garage doors are a home’s first line of defense against strong winds. Responding to new, more stringent building codes, many manufacturers now offer garage doors that can withstand hurricane-force winds of up to 145 mph. These doors typically add 10 percent to 15 percent to the cost. Avoid garage doors that are wind-loaded with a brace because it is impractical to remember to attach in a severe storm.</p><p><strong>Opener</strong></p><p>It’s often necessary to purchase a new opener when you replace a garage door. The minimum horsepower is typically 1/2 and runs up to 1 for heavier doors. <strong>Chain-drive openers </strong>are the oldest style, and they continue to be popular and a good value. They can be noisy, though, and may not be a good choice if the garage is under a bedroom. On the other hand, some people appreciate being warned that someone is about to walk into the house. <strong>Belt-drive </strong><strong>openers</strong> are the quietest. <strong>Screw-drive openers </strong>use a steel screw engaged with the motor, are maintenance-free and are the fastest and most powerful. </p><p><strong>Installation</strong></p><p>Leave garage door installation to veteran do-it-yourselfers or professionals. A typical labor fee starts at $300, which includes proper weather stripping and ensures your warranty is valid. Qualified installers are available at places where garage doors are sold.</p><p><strong><span class="infobox-head">DID YOU CLOSE THE GARAGE DOOR? </span></strong></p><p>Hope so. More than half of residential burglaries occur because a garage door is left open or is outdated and no longer secure. Technology can help keep you safe.</p><p><strong>Alert systems</strong>. New garage doors can be equipped with an open garage door monitor with a warning light. Overhead Door recently introduced the Door Report ($65 to $75), a remote that emits a short, happy beep and turns green if the door is closed but issues a long alert tone and flashes red if it is open.</p><p><strong>Key ring remote controls</strong>: Leaving a garage door remote control in your car is the same as leaving your house keys on your driver’s seat.
